The cottage of a late 19th Century seamstress inspired the design of this cute and cozy ADU.
Before you buy the plans please view these study plans. The material is in the form of a three page mini-ebook/prospectus. This allows you to be able to review the floor plan and consider information that will assist you with determining the cost to build in your area. Then you will be able to order the plans directly from the designer.

The limited square footage allows the plan to be low-cost and meet even stringent zoning code requirements. However, we can customize the design as you require. Ask me if you want ideas.

The bedroom, bathroom and kitchen/living area all have very adequate wheelchair maneuvering space.

Upon request, we can prepare a lumber/materials list taking into account your preferred finishes. A schedule for rock-bottom bare-bones construction cost can also be suggested.

As a PDF preview, this product was excellent and affordable, and just what I have been looking for as a concept. Payment and downloading workedperfectly. While my proposed structure will be different than this, I like this work, and may even contact seller for some custom design on the wheelchair assessable accessory unit I need for my parent with Parkinson's.

You get both an ePUB and a PDF download. There is one "reverse engineered" recipe and one ingredient list without proportions. I used to get a two-way (ribs and links) at the downtown Oakland Flints weekly for years and this sauce recipe is reasonably close to the medium version. The Berkeley line location was never as good IMHO. You'll have to adjust the holy trinity (salt, black pepper, red pepper) amounts to match your taste. What's missing is the cook temp and time. I did 225° for 3 hours with hourly basting in the oven. If you have a big box smoker like Flint had and a bunch of old ladies with mops and cleavers, I'm sure you can get closer to the original.
