You do the math in your head, subtract a little because you want the job, and say a number. Six months later that house is the one you dread — three and a half hours for a price you quoted assuming two, and by the time you've paid for supplies and driven there and back, you're earning less than you would at the grocery store.

This is the tool that stops you guessing. Put your own costs in once — your target rate, your supplies, what your car costs you per mile, your monthly overhead — and every quote after that is built on your real numbers instead of a national average from a website.

Room counts in, price out, in about two minutes. And it tells you what you'll actually earn per hour on that job before you say the number out loud.

1. Start Here — how to make your copy, what the orange cells mean, and a worked example that walks one sample job from start to finish with the exact numbers you should see. If your copy matches, every formula is intact. That's a check you can do on day one instead of hoping.

2. My Rates — your cost basis, entered once and remembered forever. Target hourly rate (with a helper that works one out from the annual take-home you want). Supplies per visit. Vehicle cost per mile, pre-filled at the current IRS rate and editable. Monthly overhead spread across your typical job count. Your minimum job price — the floor you refuse to go under. Then four editable tables: cleaning-type multipliers (standard, deep, move-out, Airbnb turnover), minutes per room type, add-on prices (inside oven, inside fridge, interior windows, laundry, baseboards), and frequency discounts for weekly, biweekly, every-4-weeks and one-time work.

3. Price a Job — the calculator. Enter client, bedrooms, bathrooms, kitchen, living areas, square footage, cleaning type, add-ons (yes/no dropdowns), one-way miles, frequency. It works the hours out from your room counts, shows a square-footage estimate alongside as a sanity check, and lets you type in your own hour estimate to override both when you already know the house. The quote breaks out labor, supplies, travel (there and back), overhead share and add-ons, then applies the frequency discount. Alongside it you get your effective hourly rate, your margin, a warning in red if the job fell below your minimum (the floor gets applied automatically), and what that client is worth per visit, per month and per year.

4. Quote Sheet — the client-facing page, filled in from the calculator. Service description, frequency, price, what's included, and a valid-until date. None of your costs, margins or hourly math appear anywhere on it. Prints on one page or exports to PDF.

5. Job Log — 500 rows, and the part almost nobody else ships. After each job you enter what you quoted, what you estimated in hours, what it actually took, and what you actually charged. The sheet works out your real earned rate per job and flags the ones coming in under your target. The summary shows your average effective hourly rate, your best and worst jobs, and the percentage of your work that's underpaying you. That's how you learn which houses to requote — with evidence, not a hunch.

WHY THIS ONE IS DIFFERENT

It remembers your numbers. Every free cleaning calculator online — the ones run by the big scheduling software companies — is a one-session form built on national averages. Close the tab and it's gone. Nothing in it knows what your supplies cost or how far you drive.

It closes the loop. The handful of paid calculators out there price one job and stop. None of them ever ask whether the quote was profitable. The Job Log is the whole reason this costs more than a price list.

It has a floor. A minimum job price that the math cannot quote below, with a visible warning when it tried. Underpricing small jobs is the most common way solo cleaners lose money, and it's fixed here with one number.

It's a working calculator, not a graphic. Most "cleaning price list" products on Etsy are pretty static documents you retype numbers into. This one computes.

Both formats, both actually checked. A native Excel .xlsx and a Google Sheets version, each opened and clicked through in its own program before it's sold — not one file uploaded and hoped for.

You can see the math. Every line is a visible formula. Nothing is a black box, and the worked example in Start Here proves the whole chain in about a minute.

WHAT THIS IS NOT
- It's a spreadsheet template, not software and not an app.
- It doesn't send quotes for you, book jobs, take payments, or text your clients. You print or PDF the quote sheet and send it yourself.
- It is not a price list of what to charge. It has no table of "average rates" in it, because published averages go stale and your market isn't the average. It calculates from your costs. If you want somebody to just tell you a number, this isn't that product.
- The defaults (room minutes, multipliers, add-on prices) are sensible starting points, not recommendations. Change them to match your market.
- No income guarantees. It shows you the math on your own jobs; what you charge and win is yours.
- Tested in Google Sheets and Excel 2019 or newer (including Microsoft 365). Not tested in Apple Numbers, LibreOffice, or Excel 2016 and older.
- Quote from a phone in a pinch; do your setup on a computer.

HOW IT WORKS

1. Buy, then open your download in a web browser — downloads don't work inside the Etsy app. Files are ready the moment payment clears.
2. Google Sheets: open the template link and choose File → Make a copy. Excel: open the .xlsx and click Enable Editing.
3. Ten minutes in My Rates. Then run the worked example in Start Here to confirm your copy is calculating correctly, and price your next job.

Type only in the orange cells. Everything else is a formula. Nothing is locked, so you can adjust anything — and if you break something, re-copy a fresh file from your link any time. Your link doesn't expire.
