It is the eleventh and you still do not know who has paid. You scroll the bank app, you match
what you find against what you half remember the rent was, and somewhere in there is a tenant
who is not one month behind but three. You will find that one in January, when it is too big to
fix quietly.

This workbook does the subtraction for you. You type what came in, in the month it came in, and
it works out what should have come in - from the lease itself, month by month, from the day the
tenancy started to the day it ends. What is left over is arrears, and arrears have an age.

This is not a bookkeeping template. It does not track expenses, mortgage payments or tax. It
tracks rent owed against rent received, leases, vacancy and deposits. If you want a profit and
loss sheet, this is not it.

Built for landlords in the US with anything from one unit to a small portfolio, on fixed term
or month to month lets. Works in both Excel and Google Sheets: every formula, dropdown and
colour rule survives the upload to Drive.

WHY LANDLORDS LIKE IT

- A tenant who has missed a whole month turns red. One who has paid part of the rent turns
amber. The difference matters, because they are different conversations
- Arrears have an age. The sheet shows the balance, how many months that is, and how many days
past the due day it has been running
- A lease still marked active after its end date turns red. That is a tenancy that rolled over
without anyone deciding to, and it is the quietest way to lose control of a property
- A fixed term lease inside your notice window turns amber, so you send the renewal before the
deadline instead of after it
- Month to month lets never trip the notice alarm, however close the date sits. That is what
month to month means
- An empty unit shows what the vacancy is costing you every month it stays empty
- "Deposits held" is money sitting in your account that is not yours. The return clock starts
itself the moment the lease ends, and the row turns red if the deadline passes while you
still hold the money
- A closed lease goes quiet. So does a unit you have taken off the market, and a deposit you
have already returned, and a lease that has not started yet

HOW IT WORKS

1. Open in Excel or upload to Google Drive and open with Sheets
2. Fill UNITS first - the unit dropdown on LEASES reads from that tab
3. On SETUP, set the first month you will type rent into. The workbook charges rent from there
4. Add one row per lease on LEASES
5. On RENT ROLL, pick a lease and type what came in, in the month it came in
6. Check DASHBOARD - it updates itself from there
