WHAT IT DOES
- TRUE COST OF A PLACE, to rent or to buy: council (every council in England, Wales and Scotland has its figures built in), band (with a link to check yours), bedrooms, size, EPC, heating, who lives there, parking, service charge, bills included, broadband, TV licence, contents insurance and the commute (station to one of 12 London hubs, cheapest or fastest ticket, or your own figure). Every estimate is labelled and every figure can be typed over.
- COMPARE UP TO 4 PLACES side by side, rent and buy mixed: your share row by row, the cheapest in each row picked out, ranked by your share and by cost per person per 100 sq ft.
- SHARE OR LIVE ALONE: the same place costed both ways for 2 to 8 people, with the 25% single person discount on council tax.
- HOUSEHOLD SPLIT: equal, by percentage or by room; who pays the landlord, who pays each bill, and who owes whom each month.
- AFFORDABILITY CHECK: rent or mortgage as a share of your take-home pay, against your own figures (33% comfortable and a 40% watch line to start). Take-home pay is read from Calm Money on the same device, or you type it in.
- MOVING FUND: holding deposit, tenancy deposit, first month and removals (or deposit, stamp duty and fees when buying) in one target, with saved so far, a date and a monthly figure. Deposits you type in are checked against the legal caps.
- MOVING CHECKLIST: dated steps from 8 weeks before to 2 weeks after the move (notice, deposit, removals, meter readings, council tax, utilities, broadband, change of address and more), your own steps, and calendar export with a reminder.
- VIEWING CHECKLIST for each place: layout, real size, damp, noise, parking, management, questions for the agent and red flags.
- RENT VS BUY: the true monthly cost of buying (interest, what the deposit could have earned, running costs, less expected growth) against renting, and the totals over the years you choose, with typical mortgage rates from the Bank of England or your own. For illustration only, not financial advice.
- RATES YOU CAN SEE AND CHANGE: every rate with its source, as of October 2026 (council tax and water 2026/27, the energy price cap for October to December 2026, private rents August 2026, house prices July 2026, TfL fares from March 2026). Changed figures are picked out, with Reset.
- NOW COVERS EVERY COUNCIL IN ENGLAND, WALES AND SCOTLAND: council tax by band, your energy region's price cap, the local water company, and typical rents and prices for the area, all built in from official figures and all editable. In Northern Ireland, enter council tax, water and energy yourself and every other part works the same.

Everything you type is saved in the browser on your phone or computer. There is no account, no bank connection, no analytics, and nothing is sent anywhere. To move to a new phone, or between your phone and laptop, download a backup file and restore it on the other device. Back it up now and then: if you clear your browser's data, the app's data goes too.

GOOD TO KNOW
Figures are estimates from public rates and typical use, labelled as such, to help you compare places; your real bills will differ. The Affordability Check and rent vs buy are guides for your own decisions, not financial or mortgage advice. Stamp duty (England and Northern Ireland), LBTT (Scotland) and LTT (Wales) are worked out at the rates in force, and you can type your own figure.
