What a landlord may ask an applicant, what screening they may run, and what questions are prohibited vary widely by jurisdiction and change over time. FAQ

Will this guarantee I get the rental?
No — and run from anyone who promises that. Landlords decide. What this kit guarantees is that your side of the decision is never the problem: a complete, organized, verifiable packet, sent once, in the order landlords actually read. Most applicants lose to their own paperwork, not to a better tenant.

I'm a first-time renter with no rental history. Does this still work?
Yes — the history sheet is built for it. Owned your home, lived with family, a dorm, or abroad? Those go in the same slots with a name that can confirm them. A true "first rental, here's my proof of income and references" packet reads far better than a blank page — and the cover letter's second box is where you say it in one honest paragraph.

My income is gig / contract / from several sources. Can I still use it?
That's exactly who page 4 was designed for. Main source, second source, and other income each get their own lines, with one clear monthly total — and the attach-order checklist pairs every claim with the document that proves it (pay stubs, tax summary, statements). Mixed income isn't the problem; unexplained income is.

Why do I need a signed consent page? Can't the landlord just run the check?
In most places, no — credit and background screening generally requires your written authorization, and applications stall for days while landlords chase a signature. Sending a signed consent with the packet means checks can start the day you apply. Tick only what you authorize, sign, date — and note the kit only ever asks for an ID type and its last 4 digits, never a full ID number.

Should I make my income look better, or use a friend as my "landlord"?
Never. Please read this twice: landlords verify income and references with phone calls, and invented numbers or a fake landlord reference are usually spotted in the first call. A false application can be denied on the spot — and in many places a lease obtained through false information can be challenged or terminated. An honest packet with one gap explained will beat a perfect fake every single time.

I'm applying with my partner / a roommate. Do we each fill this in?
Yes for the per-adult pages: every adult gets their own profile sheet, ID copy, and signed consent — a missing adult is the most common reason packets stall. Income, history, and references can be shared where they're genuinely shared. The attach-order checklist (item 11) walks you through stacking the second adult's pages.

A landlord is asking me questions I think might not be allowed. What do I do?
Rules about what landlords may ask — and what they may charge for — vary a lot by state, province, and country, and some questions that are routine in one place are prohibited in another. You may decline a question your local law prohibits.
