Are plan modifications available?

Plan modifications can't be completed in-house at this time, however changes can be easily arranged through a third party drafting service such as lifestyledesignservice.com, redesignhp.com or through a local contractor in your home state. Among the benefits to you for arranging changes through one these drafting services is that their fees are often only 1/3rd of what ours would be. For this reason our Etsy plans include modifiable DWG CAD files with your purchase at a fraction of the normal $1200-$1800 that the national house plan websites charge for CAD files. In this way we can pass those savings on to you so that they can cover any changes that you may need.

What pages are included in a plan set?

Each plan set is formatted to print at 36x24 and includes: 1) Site plan, 3D imaging, general construction notes 2) Foundation Plan* 3) Floor Plans* 4) Roof Plan* 5) Elevations (4) with notes 6) Sections (2), typical wall section (1) with notes 7) Electrical Layouts with legend *Note: for smaller plans these may be combined into single pages.

Are printed plan sets available?

We offer our plans for instant download here on Etsy because our cost to print and courier plans are greater than the costs through a local print shop, Fedex(Kinkos), Office Depot or Staples business center. These local printers can arrange to ship plans to you at discounted local rates. This also allows you the option to print as many sets as you'd like whenever they are needed. For this reason we do not offer printed plan services.

Are material lists available?

Material lists are not available. These should be compiled by your builder or local building center at the time of quotation.

Do the plans meet the building codes in my local area?

With 20+ years experience in the Pacific Northwest our plans are drawn to high standards (they meet or exceed the National Building Code). However, it is impossible to draw a plan to meet every code requirement in every location. For example: roof trusses need to be designed to support varying snow loads or wind uplift parameters in different regions. Also, framing details may vary in your area due to wind loading or seismic conditions. For these reasons it is the responsibility of your contractor to ensure that local building practices are being met during permitting and construction.

Are custom designs available?

We are currently fully booked and are not taking on new commissions.
