BEFORE YOU BUY
Digital download; no physical item. Desktop Microsoft Excel is required and is not included. Historical product-specific tests recorded Microsoft Excel for Mac on 9 October 2026; the exact application version was not recorded. Windows compatibility is intended but has not been verified for this product. No minimum supported Excel version has yet been established. Mobile, browser Excel, Google Sheets and Numbers are not validated. Final compatibility claims remain subject to product-specific tests.

Currency selector changes labels only, not values or exchange rates.
Stay income and fees are allocated evenly by night, excluding checkout.
Paid and Pending bookings count toward booked results; Cancelled do not.
Cash uses full net booking receipts and paid expenses on their payment dates;
no partial-payment/deposit/refund ledger. Guest taxes are excluded from both
income and the paid cash report. Monthly fixed costs set a forecast floor;
record actual costs separately in Expenses.
Tax Reserve estimates a percentage of each positive month's profit; loss
months do not offset that reserve. It is planning support, not tax advice or
a tax return. Forecast is one annual assumptions set, not monthly pricing.
No bank feed, channel integration, live booking calendar or guest messaging.
Property Comparison always covers the full portfolio for the selected year;
the Dashboard preview lists five properties. No blocked-night calendar.
This is a manual Excel tracker; data quality depends on complete records.

LICENSE AND SUPPORT
For the purchasing individual or entity and its own hosting business; authorised internal staff may use working records, and completed records/extracts may be shared privately with its professional advisers. No resale or redistribution of the template.
This is a manual internal hosting-record tracker, not statutory bookkeeping, invoicing software, a tax return, a tax-liability calculator or proof of accommodation-law compliance. Booked Operating profit differs from paid cash; cash is not a bank balance. Guest taxes are excluded from income and paid cash. Tax Reserve applies a user-selected percentage to positive monthly Operating profit; loss months do not offset reserves. Reconcile taxes, payouts, refunds and legal records separately with appropriate professional advice. No bank feed, platform integration, deposit/refund/partial-payment ledger or live booking calendar is included.

Use Etsy Messages for support. Include your Excel version, operating system, sheet/cell and minimal reproduction steps using fictional bookings and expenses. Do not send guest names, contact details, property addresses, payment identifiers, receipts, private financial records or complete customer workbooks. Remove identifying details and private links from screenshots. The seller checks messages daily; this is not a guaranteed resolution deadline. AI may assist in drafting replies using only anonymised information and fictional examples; original customer messages, identifying details and private files must not be entered into AI tools. The seller reviews replies before sending.

Mandatory rights are preserved. Contact the seller about missing, damaged or misdescribed files. Remedies required by applicable law remain available, including correction, price reduction or termination/refund where the legal conditions are met. Necessary updates to maintain conformity will be supplied where required by applicable law. Optional new features and indefinite software-version support are not promised. Nothing here excludes mandatory consumer rights or applicable Etsy protections.

ORLOZ defined the functions, directed creation with assistance from OpenAI tools (ChatGPT, Work and Codex), reviewed the results and approved the underlying product. The logo and decorative office background were generated with AI from the operator's ideas. Workbook screenshots show the delivered DEMO/CLEAN files. No AI service is embedded in or connected to the workbook.
