Templates for landlords who like their paperwork in order.
Hi, I'm Alan P., the person behind KeyfolioUK.
Landlords have plenty of paperwork to keep up with: gas safety records, electrical reports, EPCs, deposit deadlines, Right to Rent checks, inventories, inspections and the rent itself. It tends to end up spread across emails, drawers and half-finished spreadsheets, and an important date is easy to miss.
I made KeyfolioUK to fix that with tidy templates that are easy to fill in. They're plain, professional documents you can edit in Word, Excel or Google Sheets, print, or hand to a tenant or agent.
How the templates are made
- Requirements and dates were checked against GOV.UK guidance and legislation when each version was made (the version date is on every file). The sources are listed in the Read Me that comes with every download.
- Most templates cover England and Wales and say where the rules differ. The Renters' Rights Act range is England only, and each listing says which nations it covers. Where something isn't settled yet (for example, changes still to come under the Renters' Rights Act), I mark it as expected rather than presenting it as fact.
- I aim to review the templates when rules change. Check the version date on each file and confirm current guidance before relying on it.
Please note: these are record-keeping templates, not legal advice. Rules change and every tenancy is different, so check the current GOV.UK guidance or get professional advice for your own situation.
Thank you for supporting a small UK shop.
