Pre-screening- A simple questionnaire that helps you filter inquires to focus on those who meet your qualifications. Email templates for each stage, so you are not writing the same message from scratch every time.

The application packet- A rental application, and co-application to screen every adult in the home. Employment verification form and rental reference form built in as a part of the rental application. As well as a guarantor application for when someone needs a co-signer.

Verification- Phone logs and scripts for calling employers, current and past landlords, and personal references, so you ask the same questions every time and keep a record of the answers.

Decision Documentation- An Applicant Review Sheet that shows how each applicant measured against your written criteria and records the decision you made. Approval, conditional approval, and denial letters, so every applicant gets a clear written answer, including the FCRA adverse action language that applies when a decision rests in part on a background or credit report.

The lease. A 23-section Residential Lease Agreement that covers the situations landlords actually hit: rent and late fees, deposits, occupants, animals, smoking and vaping, early termination, entry, maintenance, move-out standards, guarantor, and more. It comes as a guided instructional copy and a clean print ready copy, ready for in-person signing or a tool like DocuSign.
Additionally an Animal Conduct Agreement is included for when an animal is approved weather an ESA, Service Animal or Pet.
