The BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat) is supposed to return
all your cash so you can recycle it into the next deal. In practice, half of
BRRRR-to-STR conversions leave money trapped in the property because the ARV
didn't support a 70-75% LTV refi, OR the post-refi DSCR fell below 1.20 and
the lender wouldn't approve the cash-out.

This workbook runs the math BEFORE you commit. ARV calculator (two methods),
refinance terms, post-refi DSCR projection, cash-left-in (or returned),
capital-recycled %.
