This interactive local app is for independent short-term rental hosts, holiday-let owners, co-hosts and small property managers who want to organise their properties, reservations, guests and day-to-day work. Use the booking calendar to plan stays and turnovers, keep guest and property notes together, and record payments, expenses and tasks without maintaining several spreadsheets. It is a one-time digital download with no account or subscription.

WHAT YOU RECEIVE

Extract the ZIP and follow START_HERE and the guide to open the app. Nothing physical is posted.

HOW IT WORKS

Add your properties, then enter reservations and guest details yourself. The app can calculate nights, booking value and outstanding balances from the figures you enter, warn about overlapping dates for the same property, and show bookings and blocked periods in its calendar. Record cleaning, maintenance, inventory, payments and expenses as you work. Your data is stored locally in the browser or compatible HTML viewer you use; it is not held in a cloud account. Export regular JSON backups from Settings, and use the available CSV exports for reservation, payment and expense records.

PLATFORM CONNECTIONS — PLEASE READ

You can record the source of a reservation as Airbnb, Vrbo, Booking.com or another channel, but this is a manual record-keeping app. It does not connect directly to Airbnb, Vrbo or Booking.com, import their reservations automatically, or synchronise availability and calendars with those platforms. Guest message templates are for you to copy and send through your chosen channel; the app does not send messages automatically. It records payments and their status but does not take or process payments. There is no automatic cloud or multi-device synchronisation and no live multi-user collaboration. Different browsers, viewers or devices can hold separate local records.

DEVICE COMPATIBILITY

A desktop or laptop using a compatible modern browser provides the most reliable experience. Tablet and phone use depends on how the device opens local HTML files and handles JavaScript, downloads and storage. On iPhone or iPad, the Files preview may not run the interactive app and a compatible HTML viewer may be required. Local storage, imports and exports can vary on iOS, so full functionality cannot be guaranteed in every mobile environment. If a phone or tablet will be your main device, please consider this before buying and read the included device guidance.

WHAT YOU CAN MANAGE

• Properties: keep accommodation details, capacity, rates, access information, house rules, contacts and internal notes together.
• Reservations and calendar: record guests, dates, booking source, charges, status and special requests; view stays by property, block dates for owner use or maintenance, and see cleaning dates.
• Guests and checklists: maintain guest records and use customisable check-in and check-out checklists. Checklist items such as “message sent” are steps for you to complete, not automated sends.
• Turnovers, maintenance and stock: plan cleaning, track issues and contractors, and record supplies with minimum stock levels.
• Money records and reports: log deposits, final payments, other income and expenses; review property-level results and reports calculated from the information you enter. This is an organisational tool, not accounting or tax compliance software.
• Tasks and messages: organise due dates and priorities, and edit or copy guest message templates for use elsewhere.
• Settings: choose from eight themes and adjust currency display, date format, default times and other available preferences. Sample data can help you explore before entering your own records.

LOCAL DATA AND BACKUPS

Keep regular backups somewhere safe. Clearing browser data, changing browsers or viewers, or moving a local file can affect access to saved records; restoring a backup is a manual step. The app has no external database or automatic channel sync. It is an HTML application, not a PDF planner, spreadsheet, Notion template, native app-store app or cloud property-management service. The PDF in the ZIP is a user guide for the HTML app.
