The roof is bigger than the house. This works out how much bigger.

You measure the building on the ground and get a footprint. The roof sitting on it is not that size, and the difference is not small. A 6/12 pitch adds twelve percent. A 12/12 adds forty-one.

On a 1,716 square foot footprint at 6/12, that is two extra squares. Quote off the ground measurement and you install them for free - about thirteen hundred dollars of work on one average house.

At 12/12 the same house gives up seven squares and over four thousand dollars.

PRICED PER SQUARE, LIKE EVERYONE ELSE

One square is one hundred square feet of roof surface. It is the unit your supplier quotes in, the unit your competitor quotes in, and the only unit that lets you compare a small steep roof against a big shallow one.

This workbook gives you your price per square and your cost per square on every job, so the comparison is honest.

WHAT IT DOES

- Turns a ground footprint plus a pitch into real roof squares
- Carries a true geometric pitch table, not rules of thumb
- Adds your waste factor and rounds to whole squares you can actually order
- Prices tear-off by layer, then converts it to tonnage and dumpsters
- Pulls material quantities from your own eave, ridge, hip and rake measurements
- Splits labour into install crew-days and tear-off crew-days at your own production rate
- Gives break-even, minimum and target price, then a rounded quote
- Tests the number you plan to say out loud and flags it ON TARGET, THIN or BELOW
- Reports price per square, cost per square and profit per crew-day
- Shows exactly what the pitch was worth on that job
- Fills a homeowner-ready quote with scope, tonnage, deposit and terms
- Logs 40 roofs ranked by profit per square

WHAT'S INSIDE (6 tabs)

1. START HERE - plain English setup. No spreadsheet skills needed.
2. MY RATES - crew, comp burden, production rate, disposal, overhead. Set once.
3. ROOF MEASURE - footprint and pitch become squares.
4. JOB ESTIMATE - tear-off, materials, labour, cost, price.
5. CLIENT QUOTE - a clean quote to send, with deposit and terms.
6. JOB LOG - 40 roofs ranked by profit per square.

THE SECOND LAYER

Two layers is not one job with extra shingles. It is twice the tear-off labour and twice the tonnage, and the dumpster is charged by the ton whether you planned for it or not.

On the example roof, two layers comes to 4.8 tons. That is two dumpsters, not one. The workbook works out the weight, then the dumpsters, then the cost - before you are standing on the roof having that conversation.

ONE MORE THING ABOUT YOUR BURDEN RATE

Workers compensation on roofing is the highest of any trade. If the burden figure in your pricing says fifteen percent, it came from a different business.

The rate in this file starts at thirty-five percent. That is not pessimism. Check your own policy before you lower it.

TRY IT FIRST

A free one-screen version is at jobcostlabs.com/roofing-estimate-calculator - footprint and pitch to squares, tear-off, dumpsters, crew-days and a price per square. This workbook is the full version: a roof measure tab with eaves, ridge, hips, valleys and rakes feeding six material lines at your supplier's prices, a rates tab with production rates and overhead per crew-day, minimum and target margins, a printable client quote and a job log tracking price per square and profit per crew-day.

WHAT YOU RECEIVE

- One .XLSX workbook (Microsoft Excel 2016 or newer, Windows or Mac)
- A link to copy the same workbook into your own Google Sheets
- A PDF setup guide

Instant download. Nothing is shipped. Yours to keep - no subscription, no login, no monthly fee.

IMPORTANT

- Every figure in the file is a placeholder. Time three of your own roofs and correct the production rates first - everything about the price hangs off those two numbers.
- This does not replace a physical inspection. Decking condition, ventilation and code requirements are yours to assess on the roof.
- This is a digital download, so it cannot be returned once purchased. If something does not work, message me and I will fix it.
- This tool does not provide legal, tax, insurance or accounting advice.
- For your own business use. Please do not resell or redistribute the file.
