Every workbook ships with realistic sample data pre-loaded -- 3 sample properties and a full Jan-Dec 12-month calendar, used consistently across all 5 files so the bundle reads as one system -- so you can see the formulas working before you touch anything. It categorizes income and expenses against real Schedule E line references and flags the vacation-home-rule threshold, but it does not cite a specific tax code section and is not a substitute for professional advice -- confirm your real filing position and any Schedule C-vs-E nuance (for stays under 7 days) with a tax preparer. The included sample year shows a property portfolio running a modest net loss on paper (common with depreciation and mortgage interest, even when cash-flow positive) -- the workbook handles that case correctly rather than hiding it.
