Most sellers give you blank forms and leave you to work out when and how to use them. This pack does the opposite: a short guide takes you through the seven stages of a tenancy, tells you what actually matters at each one, and names the form that goes with it.

THE HANDBOOK

Seven stages, in the order you meet them:

Each stage has a short explanation, a checklist you can work through, and a box describing the mistake people most often make.

WHAT MAKES THESE DIFFERENT

Move-in and move-out sit side by side. Everyone else sells two separate forms, but the disagreement happens in the comparison - and with two sheets you have to do that by hand.

Five condition codes instead of free text. G, F, P, D, M. Faster to fill in, and a room can be compared across three years of visits.

A photo number beside every item, and a page explaining exactly how to keep photographs usable. Photographs are what settle a deposit dispute.

The maintenance form carries on past the request. One sheet holds the whole job: what was wrong, who fixed it, when, and what it cost.

YOURS TO CHANGE

The rows listed are the ones most properties have - they are not a fixed list. Add a row with the Tab key, delete one with a right-click, rename any label by typing over it. Then save as PDF or print straight from Word.
