Q: Does this work in Google Sheets* and Excel*, and how do I get it?
A: Yes! You get both versions. Your download includes (1) a PDF named "Google Sheets* Download Link" with a one-click link that makes your own copy in your Google Drive*, (2) the Excel* file (.xlsx) with "Excel*" in its name, and (3) an INSTRUCTIONS PDF. Use whichever version you like, or both.

Q: I live in one unit and rent out the others. Does it split shared costs for me?
A: Yes, that is what it is built for. Enter your units once and pick a split method: square footage, bedrooms, number of units or your own custom percentages. Every mortgage, insurance, tax, utility and repair entry is then divided into a rental share and a personal share automatically. You can also mark a bill Rental Only or Personal Only.

Q: I'm not good with spreadsheets. Will I break it?
A: It is made for beginners. Yellow cells and green dropdowns are the only cells you type in. Grey cells hold formulas and show a warning if you try to type over them, and a Formula Health Check on the Start Here tab tells you if anything was deleted. The template arrives EMPTY, and the Instructions PDF shows how to resize cells, undo mistakes and restore a formula.

Q: Does it help with my taxes and depreciation?
A: It organizes your numbers the way Schedule E asks for them (lines 3 and 5 to 21) for the rental portion only. It calculates residential depreciation over 27.5 years with land excluded, pulls mortgage interest from a built-in loan schedule (or your Form 1098 amount) and lists personal-share items for you to review with your tax preparer. It is a bookkeeping aid, not tax advice.

Q: What are the limits?
A: It is a manual-entry spreadsheet with no bank syncing and no mobile app. It handles up to 4 units, 500 expense rows, 100 maintenance jobs and a loan up to 30 years. Tax figures follow US rules, so check them with a qualified tax professional.
