- The job: a bathroom remodel signed at $14,850. When the old tub came out, two rotted floor joists and part of the subfloor showed up. That is a change.
- Price it: materials $240 and disposal $35, plus 8 hours of labor at $44.07 ($352.56), plus $117.04 of overhead on those 8 hours. Subtotal: $744.60.
- Add your 22% markup, $163.81. The change order price is $908.41.
- New contract amount: $14,850 + $899.38 from an earlier approved change + $908.41 = $16,657.79. The change also adds 3 days to the schedule.
Result: Change order to the client: $908.41, to be signed before the work starts. New contract amount: $16,657.79.
