STR Host Profit Tracker is a spreadsheet for short-term rental hosts. Enter your own numbers and it works out the cash you put in, your yearly net operating income, your yearly cash flow after loan payments and your returns for one property.

What you get:
- One .xlsx workbook with 4 tabs: Dashboard, Deal Analysis, CleaningSupplies and BookingCalendar.
- A quick-start guide (PDF).

What each tab does:
- Deal Analysis: enter the purchase price, down payment, closing costs, renovation budget, annual gross income, property tax, insurance, management fee, financing rate and loan term. It works out the loan amount, down payment in dollars, total cash invested, annual management fee, net operating income (before loan payments), annual loan payments, annual cash flow (after loan payments), cash-on-cash return (cash flow divided by cash invested) and cap rate.
- CleaningSupplies: enter turns per month, the cleaner fee per turn and supplies per turn. It works out your monthly and annual cleaning cost.
- BookingCalendar: enter a nightly rate and an occupancy percentage. It estimates occupied nights and annual revenue.
- Dashboard: shows annual gross income, net operating income, annual cash flow after loan payments, cash-on-cash return, cap rate and annual cleaning cost in one place.

Good to know:
- You type only in the input cells. Formula cells are locked so they can't be overwritten by accident.
- No macros or add-ins.
- It is set up for one property. For more than one, keep a copy of the file per property.

Does it work in Google Sheets?
It is a standard .xlsx workbook. We have not checked it in Google Sheets, so we cannot promise every formula behaves the same there.
