Highlights

  • Designed by PaperworkLighter
  • Digital download
  • Digital file type(s): 2 PDF, 1 ZIP, 1 other file

A welcome book your guests will actually read, with a one-page card for the door.

Fill in your details, then print it, save it as a PDF to share, or keep it as a Word file. The Quick-Reference Card at the front puts what guests ask about first on one page in big type: door code, Wi-Fi, parking, trash day, recycling day, check-out time and your phone number.

WHAT YOU GET
- Airbnb Welcome Book (.docx): 10 editable pages. Blue [brackets] show where your details go, so you type over them.
- A filled-in example (PDF) for an invented cottage, so you can see the finished result before you start.
- A printable blank (PDF) with empty lines, to print and write on by hand.
- The one-page Quick-Reference Card on its own: an editable .docx and a blank printable PDF.
- Bonus: a Turnover Cost Tracker spreadsheet (.xlsx) that shows what each guest changeover costs, month by month, with a chart.
- A 2-page quick start guide (PDF).

THE 10 PAGES
1. Cover
2. Quick-Reference Card: "At the door"
3. Welcome letter and your stay at a glance
4. Getting in, Wi-Fi and parking
5. House rules
6. Around the house: heating, TV, kitchen, laundry, trash, linens
7. Around town: places to eat, coffee, groceries and things to do
8. Check-out checklist
9. Emergencies and contacts, and where to find the fire extinguisher, first aid kit and shut-offs
10. Thank-you page with room for guest notes

HOW IT WORKS
1. Open the .docx in Microsoft Word, or upload it to Google Drive and open it with Google Docs.
2. Type over each blue [bracket]. The letters and rules are ordinary text, so change anything you like.
3. Print on US Letter paper, or save as a PDF and send it to your guests.

WORKS IN
- Microsoft Word 2016 or newer (the book and the card)
- Google Docs (upload the .docx to Google Drive)
- Excel 2016 or newer and Google Sheets (the bonus tracker)
- No macros, no add-ons, nothing to install. The files use Arial.

GOOD TO KNOW
- This is a digital download. Nothing will be shipped.
- Sizes are US Letter. Each section starts on its own page; if your text runs long, shorten a line or reduce the font size a little.
- The names, phone numbers and places in the example are invented. Your own house rules and any local rules for short-term rentals still apply, and this book does not replace them.
- It is not a Canva template and does not need an account.
- The tracker's example rows are invented. Its target share is a number you choose, not an industry benchmark.
- Colorblind friendly: blue marks fill-ins and good results, orange means please note. No red and green.
- Questions: send a message through Etsy.
