WHAT NEW JERSEY SETS, STEP BY STEP
• Every letter offers the dispute resolution procedure every New Jersey association must keep available as an alternative to court (N.J.S.A. 45:22A-44(c)).
• Condominium fines: only if the master deed or bylaws allow, after written notice of the action and its basis and of the right to dispute resolution, within the $500 / $5,000 ceiling (46:8B-15(f)).
• Open board meetings, the four topics a board may close, and minutes before the next open meeting (45:22A-46(a)).
• Architectural requests: EV charger requests not denied in writing within 60 days are deemed approved (45:22A-48.4(c)); solar and flag rules included.
