Seller's description

Rent increase calculator California landlords can use in Excel: check a planned increase against the AB 1482 cap and find the send-by date. Example numbers inside.

For owners of California residential rentals under Civ. Code 1947.12 (AB 1482): 5% plus regional CPI, capped at 10%, measured from the lowest rent in the prior 12 months.

Information, not legal advice; check your city's rules. Exemptions in 1947.12(d) and stricter local rent rules may apply; this tool does not decide whether your unit is covered. Not for SF, Oakland or LA RSO rent-controlled units.

WHO IT'S FOR
- Small landlords with 1 to 20 units, mostly California, who raise rent on month-to-month tenants and want to check the AB 1482 cap before they send anything.
- Landlords who want the send-by date worked out for them: 30 days, or 90 days if the total increase is more than 10%, plus mail days.
- Oregon and other-state landlords: Oregon preset included; other states use the Custom setting where you type the cap and notice days.

NOT FOR
- Anyone who wants legal advice or a city-approved form. The letter states numbers and dates only.
- Units under city rent control (Los Angeles, San Francisco, Oakland and others have stricter local rules). Check your city first; the local rule wins.
- Fixed-term leases. During a fixed term the rent changes only as the lease allows.
- Landlords who need the file to look up CPI for them. You type your area's CPI each year.
- Google Sheets or Mac Numbers users. Made for desktop Excel (.xlsx), no macros.

WHAT IT DOES
- Settings: pick a rule preset (California AB 1482, Oregon, or Custom). There is a Custom setting for other states (you type the cap and notice days). You type your area's CPI each year, so nothing is baked in. Also set how you serve the notice (in person, mail, mail out of state) and your name and address for the letters.
- Calculator: enter the current rent, the lowest rent in the past 12 months, any increases already given, and the new rent you want (or a percent). It shows the percent increase, the highest rent the cap allows, a PASS or OVER CAP flag, and a flag if it would go past the yearly limit on increases (California 2, Oregon 1).
- Notice dates: it gives the notice days (30 or 90 in the California preset (90 when the total increase over the lowest rent in 12 months is more than 10%)), adds mail days (5 more for mail in California; Oregon mail adds 3 and the letter states the longer period), and shows the latest send date for the date the new rent starts, or the earliest effective date if you send today.
- Units: the same check for up to 20 units, with a status for each: OK, OVER CAP, TOO MANY, SEND BY a date, LATE, or ENTER LOWEST RENT (shown when you list earlier increases but leave out the lowest rent). The letter tabs show a warning when the Calculator flags a problem.
- Letter (30-day) and Letter (90-day): printable fill-in letters that pull the tenant, rents, dates and your details from the Calculator. Plain wording, editable, blank signature line.
- Rules & Sources: each rule with its source link, the date it was read, and a reminder to check local rules.

EXAMPLE IN THE FILE
All example numbers are labeled EXAMPLE DATA. The example uses a 3.7% CPI, which gives an 8.7% cap (5% plus CPI) for the LA-area example. Replace the CPI with your own area's figure.

WORKED EXAMPLE (Calculator tab)
Example numbers shown. Replace them with yours.
- Current rent: $2,000. One earlier increase of $50 in the past 12 months, so the lowest rent in the past 12 months is $1,950.
- Area CPI typed in Settings: 3.7% (LA-area example). Cap = 5% + 3.7% = 8.7%, under the 10% ceiling.
- Most you can charge: $1,950 x 1.087 = $2,119.65.
- Proposed new rent: $2,100, which is 7.69% over the lowest rent. Cap check: PASS. Second-increase check: OK (2 allowed in 12 months).
- Notice: 30 days (the increase is under 10%) + 5 days for mail in California = 35 days.
- New rent to start Fri Jan 1, 2027: the latest day to send is Fri Nov 27, 2026.
- Units tab, same file: $2,000 to $2,250 is 12.5% and shows OVER CAP (most allowed $2,174.00).

HOW IT WORKS
Blue text = inputs. Black = formulas. No macros, no add-ins. Excel (.xlsx) file, made for desktop Excel.

WHAT YOU GET
- 2 Excel workbooks (.xlsx): one filled in with EXAMPLE DATA, one blank copy with the same formulas. Tabs: Start Here, Settings, Calculator, Units, Letter (30-day), Letter (90-day), Rules & Sources.
- A 2-page HOW-TO-USE PDF guide.
- Instant digital download, delivered as one .zip file.

GOOD TO KNOW
- Local rent control (some cities) can be stricter than the state rule and wins. Check your city.
- The CPI and any custom cap or notice days are numbers you type. The file does not look up laws for you.
- Single-family homes and condos are exempt from the cap only if the tenant got the required written notice. No notice, no exemption.
- Pairs with: CA Landlord Notice Date Calculator, which counts 3-day notices past weekends and court holidays and gives 30, 60 and 90-day notice end dates. See the Cap Rate Studio shop.

FAQ
1. What is the California rent cap in this calculator? It uses the AB 1482 rule: 5% plus the change in the cost of living for your area, never more than 10%, measured against the lowest rent in the past 12 months. You type your area's CPI, so it works for any year.
2. Does it tell me how many days of notice I need? Yes. The California preset shows 30 days, or 90 days when the total increase over the lowest rent is more than 10%, and adds mail days if you mail the notice. It then gives the latest day to send for your start date.
3. Does it work for a single-family home or condo? Those can be exempt from the cap, but only if the tenant got the required written exemption notice. Pick Yes in the Exempt box only if you are sure. The notice-days rule still runs for exempt units.
4. Will it work if my city has rent control? It checks the state rule. Cities such as Los Angeles, San Francisco and Oakland have their own caps and forms, and those win. Use the Custom setting to type your city's cap and notice days.
5. Do I need Excel? Yes, desktop Excel 2016 or newer. It is an .xlsx file with no macros. It is not made for Google Sheets.
6. Can I change the letter? Yes. The 30-day and 90-day letters are plain text that fills in from the Calculator; edit any line, then sign and serve it.

Digital download. Nothing ships. You get the file right after purchase. Personal use license, one per buyer, no resale or sharing. Because this is a digital file, I do not offer returns or exchanges, but if the file is damaged, will not open, or is not as described, message me and I will make it right.

Not legal advice; check your city's rent ordinance (LA, SF, Oakland etc. have stricter local rules). Rules change.
