- One rent income log and one expense log, both with a Property ID, plus a per-property profit dashboard (not a separate tab per property)
- Monthly, annual and 5-year views — the 5-year view adds up the dates you enter; it is not a forecast and assumes no rent growth

Formats and compatibility
Excel (.xlsx), importable into Google Sheets (free Google account required; the buyer guide explains File > Import). No macros. No bank sync and no property-platform sync.

What it is NOT
It is not tax, accounting or legal advice, it does not file Schedule E, and it does not guarantee rental income or occupancy. Tax categories are a starting point only — verify with a tax professional. Dashboard income comes from Rent Income (payouts received) only; booking income is a stay-level check and is not added again, so it is not double-counted.
