Buy a home now or keep renting and invest what you save? HomeFork follows both paths month by month and shows who has more money after the years you choose – and from which year buying catches up with renting.

WHAT YOU CAN DO
• Enter the home: price, down payment, buying costs, mortgage rate and term (or no mortgage at all)
• Add the costs of owning: property tax, home insurance, repairs and upkeep, a service charge or HOA
• Set your assumptions: how fast the home value and the rent change, selling costs, the return on savings
• See the money left on both paths after 1 to 40 years: home value − mortgage left − selling costs + savings, against the renter's savings
• Find the break-even year, with a chart and a table for every year
• What if: home value growth, the mortgage rate, rent growth and the return 1 or 2 points lower or higher, the home price 20% lower or higher
• First-month costs, interest and everything spent on each path, CSV download, print, backup and restore

EXAMPLE INSIDE
A made-up 350,000 flat with 20% down at 6.5% for 30 years, against 2,000 rent a month: renting is ahead for the first 8 years, buying catches up in year 9 and after 10 years leaves 15,038 more.

LANGUAGES
The app switches between English, Español, Français, Deutsch, Português, Italiano, Nederlands, Polski, Русский, हिन्दी and العربية (right to left). The spreadsheet has a switch for the first 10 and a separate Arabic file.

3. Fill in the home and the rent. The answer updates as you type and saves in your browser.
