It has always been challenging for me to analyze the financial viability of a "fixer-upper" deal. Does that initial purchase price make sense? How about the fixing/remodeling costs? Will I have a sufficient profit from this deal? Especially compared to other investment opportunities? In the past, I relied on very rudimentary calculation: 1) How much I paid for the property? 2) How much I invested in fixing/upgrading it? 3) Was the (estimated) post-repair value greater than 1+2? I knew this was an insufficient investment analysis. But that's all I had. With this BRRRR calculator I can finally do a pro-level analysis of a real estate investment opportunity. It greatly increases my confidence in my decision making process!!

I used the rental property calculator to analyze a potential purchase of a rental property. In the past, I tried doing the analysis by creating an Excel spreadsheet myself. However, the process was cumbersome and there were quite a few factors I failed to consider. This rental property calculator made the investment analysis significantly easier and far more thorough. It provides tremendous value to real estate investors. Given the high costs involved (i.e. hundreds of thousands of dollars) using this calculator is definitely the smart thing to do.

My biggest complaints with this seller are not only the product, but his lack of care in making it right with his customer. I contacted him and explained in detail why his spreadsheet did not work, which he admitted. Then I advised the seller that this is NOT a very user friendly product and I wanted a refund. His short response was basically - no refunds allowed. Customer service is everything, and this is a seller you should be weary about.
