How will I receive my files?
This is an instant digital download — no physical item is shipped. As soon as your payment is confirmed, your files are available on your Etsy "Purchases and reviews" page and in your confirmation email. You can download them right away.
What's included in my purchase?
You'll receive the spreadsheet template (.xlsx) plus a Quick Start Guide (PDF) that walks you through using it step by step. Everything downloads together immediately after purchase.
Do I need Microsoft Excel to use this?
No. The template works in both Microsoft Excel and Google Sheets (which is free). Use whichever you prefer — all the calculations are identical in both.
Custom and personalized orders
Open Google Drive, upload the file (or open it from your downloads), then choose File > Make a Copy to save your own editable version to your Drive. Minor visual differences between Excel and Google Sheets are normal; the formulas and results are the same.
Can I customize the template?
Yes. The blue input cells are unlocked for your numbers. The formula cells are locked so the math can't break by accident, but no password is set — you're free to unlock and modify them at your own risk if you'd like.
Can I share, resell, or redistribute the file?
No. Your purchase is a single-user license for personal or internal business use. Please don't resell, share, redistribute, or include the template (in whole or in part) in another product. The template and its design remain the property of ProForma Sheets.
Do you offer refunds?
Because every item is an instant digital download, all sales are final and I can't offer returns or cancellations. That said, your satisfaction matters — if a file won't open or something isn't working right, please message me before leaving a review. I respond within 24 hours and will make it right.
How accurate are the calculations?
Every template is built on real investor underwriting logic (cap rate, cash-on-cash, DSCR, ROI, the 70% rule, and more) and is carefully reviewed and tested by hand. Note that these tools are for educational and analytical purposes only — not financial, legal, or investment advice. Always verify your numbers and consult professionals before making a decision.
