Frequently asked questions
How do I download my spreadsheet?
Your file is available as soon as your payment goes through. On a computer, go to You > Purchases and reviews on Etsy and click Download Files next to your order; there's also a link in your confirmation email. On the Etsy app, downloads can be limited, so it's easiest to use a web browser. Nothing is posted to you. If you have any trouble, send me a message and I'll send the file to you through Etsy Messages.
Will it work on my computer? Do I need Excel?
The files are standard .xlsx spreadsheets. They work in Microsoft Excel 2019 or later, Microsoft 365 (Windows or Mac) and Google Sheets, which is free - upload the file to Google Drive and choose Open with > Google Sheets. Older Excel versions and Apple Numbers may not show every calculation correctly. They're designed for a laptop or desktop; phones and tablets will open them but are fiddly to use.
Are the calculators up to date with current UK rules?
Yes. They use the stamp duty (SDLT) bands from April 2025 including the 5% additional-property surcharge, Section 24 finance cost rules, the property income tax rates announced for April 2027, typical lender stress tests, Making Tax Digital thresholds and the Renters' Rights Act timetable. Stamp duty figures are for England and Northern Ireland - Scotland (LBTT) and Wales (LTT) use different rates. Key rates sit on a settings sheet so you can change them yourself.
Do I get updates when the rules change?
Yes. When tax rates or rules change, I update the file and upload the new version to the same listing. Updates within version 1.x are free - just re-download from your Etsy Purchases page. If you'd like a message when an update is released, favourite the shop or send me a message.
Can I edit the spreadsheets?
Yes. Type your figures into the yellow cells and everything else calculates automatically. The formula cells are protected (with no password) so they can't be overwritten by accident - if you want to change a formula or layout, go to Review > Unprotect Sheet. You can save as many copies as you like, one for each deal or property.
Is this financial or tax advice?
No. These are tools to help you estimate, compare and organise your figures. Results depend on the numbers you enter. Always check current rules on gov.uk and speak to a qualified accountant, mortgage broker or solicitor before making investment, tax or legal decisions.
Can I share the file or use it with clients?
Each purchase is a single-user licence: you can use it for as many of your own deals and properties as you like, but please don't share, resell or redistribute the file. If you're a sourcer, agent or letting agent and want to use the tools across a team or with clients, send me a message and we can sort out a multi-user licence.
