As someone planning a custom home, I found it incredibly valuable. It covers many of the hidden details that most homeowners (and even some builders) never think to discuss until it's too late or too expensive to change. If you're building a custom home and want to avoid the "I wish I had known that before we built" moments, this guide is an exceptional investment. 5 out of 5 starsI found a house plan I really liked. It did need a bit of modifications to suit my needs. Matt at Meraki living designs was easy to deal with and came through for us. There was somewhat of a delay beyond what was expected, however it all turned out well. So I am very pleased with the plans and my builder even said "it is a VERY GOOD PLAN." Now I can't wait to get this house built.

Are the plans customizable?
Yes! These plans are designed with flexibility in mind. Message us for custom tweaks, like adjusting sizes or adding features. As a construction expert, we'll ensure changes are build-ready.
How do I download the files?
Files are available immediately after purchase via a link in your Etsy account and email. You have 3 attempts within 24 hours, but access is permanent in your "Purchases & Reviews" section. If issues arise, contact us!
Can I use these plans for multiple builds or commercial purposes?
No, each purchase grants a single-use license for personal, non-commercial construction. For multiple builds or commercial use, contact us for licensing options. Reproduction or resale is not permitted.
Do you offer house plans in the Metrics system?
Yes, plans with metric units are available upon request, please send a message to merakilivingdesigns@gmail.com after you make the purchase and we will send you the metrics version.
Do these plans meet code?
Our plans are designed to meet or exceed local building codes, but it is always important to verify code requirements with your local building department, however we recommend you reach out to your local building department to understand different requirements for you project.
