Today that means vacant land investing: the checklist we fill in on every parcel, the bid worksheet that sets our maximum bid and our deposit before auction day, and the letter pack we send owners. PRO adds the Worked Deal Files: three parcels run through the whole system with every number on the page, including the one we walked away from.
Next up are short-term rental host operations. Welcome books, turnover systems, and trackers are in the workshop now, and they will land here as they are finished.
The parcels in the worked examples are fictional teaching examples. The process is the real one, and the documents are the ones we use.

What formats are the files in?
The documents are PDFs that print cleanly on US Letter paper. The bid worksheet is an Excel file (.xlsx) with live formulas: it opens in Microsoft Excel and imports into Google Sheets as is. In the worksheet, yellow cells are the inputs and blue cells are the answers. You do not need any paid software beyond a spreadsheet program you already have.
What is your return policy on digital downloads?
Etsy does not take returns on digital downloads, and once a file is downloaded we cannot take it back. What we can do is fix the problem. If a file will not open, arrives corrupted, or is not what the listing describes, message us through Etsy and we will repair it, replace it, or make it right another way. Tell us what went wrong and what you opened it with, and we will usually have you sorted the same day.
Will I get updates to the files?
Your files stay in your Etsy purchases, so you can download them again at any time. PRO buyers get lifetime updates: when we revise the PRO files, the listing file is replaced and you can download the new version from your purchases at no extra cost.
