Home Staging and Photography Checklist for Canadian Realtors, Listing Prep Plan, Seller Worksheets and Email Templates

Canadian Listing Prep and Photo Day System

Give every preparation task an owner and a date. Turn a pre-listing walkthrough into a manageable plan, a coordinated photography appointment and an agreed showing routine.

WHAT YOU RECEIVE
3 editable DOCX files: an 8-page playbook, 5 worksheets with instructions, and 6 seller email templates. Individual TXT emails and a Start Here guide are included.

WORKSHEETS
Preparation walkthrough; preparation plan; photo day brief; seller showing reset; marketing approval record.

EMAIL CHOICES
Set expectations, send priorities, confirm photo day, handle a delay, request approval, and make showings practical.

CANADIAN DETAILS
Winter snow and ice contingencies, wet-weather access, condo or strata permissions, privacy preparation and accurate marketing review. Record real quotes and agreed tasks instead of assuming renovation returns.

SCOPE
For Canadian real estate agents. A preparation and coordination system, not a professional inspection, building-code assessment, contractor quote or staging service. No faster-sale or price-uplift guarantee. No CRM installation or automated sending.

HOW IT WORKS
Download and extract the ZIP. Open a working copy in free Google Docs or Microsoft Word, complete the relevant worksheet and personalize the wording. Review local requirements before sharing client-ready copies.

SOFTWARE AND DOWNLOAD FAQ
This product contains DOCX and TXT files, not spreadsheets. Free Google Docs works with the DOCX files; Word is another option and may require a licence. TXT files open in a text editor. No Canva account is needed. This is an instant digital download, not a physical item or shared Google Docs link.

ARE THE EXAMPLES INCLUDED?
Listing images use labelled fictional demonstrations. Buyer files contain clean worksheets and editable placeholders, with no demo client records to remove.

LICENCE
Single-agent business use. Customize and share completed client-facing copies with your own clients. Resale, public distribution of editable masters and shared team libraries are excluded.

OPENING HELP
Extract the ZIP first. Try a fresh desktop download if needed, then message TrueTakeHome through Etsy with the filename and error text. Please omit private client details.
