A Real Estate Agent Commission & Listing Tracker for Excel and Google Sheets — track every closing, your brokerage split, franchise fee, transaction fee and marketing spend, and see exactly what each deal actually paid you.

WHAT IT DOES
Log your closings and your active pipeline, set your commission structure once on the Setup tab, and the sheet does the rest: your split, the franchise/royalty fee, the flat transaction fee and net commission calculate automatically for every closing. The Dashboard adds it all up — closings, sale volume, gross commission, what the brokerage and fees took, and what you actually netted — plus a month-by-month table and every closing ranked by net commission, not sale price.

WHERE IT WORKS
Built as .xlsx. Opens in Excel 2016+ (Windows and Mac) and in Google Sheets via File > Import > Upload. No macros, nothing to enable, no add-on.

HONEST LIMITS
It does not connect to your MLS or brokerage system — you type the numbers in. It assumes a standard split-plus-flat-fee commission structure (editable on the Setup tab); tiered or capped plans will need a small tweak. It is not a closing statement.

This is a digital download. No physical item will be shipped. I never ask for access to your MLS, brokerage account or bank — you buy the file, you download it, it's yours. If something doesn't work, message me and I'll fix it.
